This building is on the neighnouring property although there is an important point to know about it.

The boundary between our farm and our northern neighbour, Hennie Moller, runs through a portion of the building. This is due to the building being extended when both title deeds were part of a larger farm.

The risk with the illegality of this sits with Hennie Moller. We gain no benefit from the situation.

An investigation was done into resolving the matter but is too costly from our side with no risk.

Yes, within reason. There is a lot of interest in the farm so we believe we will be able to receive an offer close to our asking price.

Yes! The connection is provided via long rane WIFI from Montagu. The current ISP is Compu Services.

Our experience of the connection is that it is stable. There are faster packages avaialble but we have found our 8MBps connection to be addequate for two adults working remotely.

Not all of them. Some you have to traverse neighbouring land to get there.

Provided you have introduced yourself and asked for access as a courtesy, we are yet to come across a land owner that says no. Respectful behaviour is assumed.

Some items are not for sale, although everything has an offer that cannot be refused.

Not entirely. The lines below denote the current fences.

Fields east of the road are rougly 2x gates short of being fully enclosed.

Field west of the road has fencing on three sides, beyond this it is open untouched karoo landscape.

This is a difficult question to answer as everyone’s experiences are unique and play a big part in one’s sense of saftey.

Both of us, Jayne and Mike, have experienced violent crime in our lives. We feel quite comfortable to sleep with our windows open without burgular bars.

This is farm is, however, still in South Africa and crime is a reality. The majority of the few local expereiences are perpertrated by outsiders coming into the valley and is limited to common theft as one might assume. There is a community safety group which is also part of a broader provincial network to keep tabs on occurances. This is effectively what those in the city would know as Neighbourhood Watch, with the only difference being patrols are outsourced to the community.

No.

The property is for sale. Due to previous experiences of tenants, the farm (or any portion thereof) will not be avialable for rent for any period of time.

We recently posed this question to our conveyancer (Watson Attorneys). Their answer below:

With regard to how many buildings may be on the land it is very difficult to answer without context as to what you would like to do on the land. Agricultural land operates by different rules to urban general residential which has a set number of dwellings. You need to take into account inter alia:

    1. Environmental Impact;
    2. What are the buildings used for;
    3. Are you looking to subdivide later as you will need to get the Ministers consent;

I have attached a 2019 document regarding the Western Cape Use Planning Guide dated 2019 for rural areas that will be of use to the purchase to understand. If you need further more specialised assistance you will need to speak to either a Land Use Planner or a Land Surveyor.

I have checked the Title Deed and there are no restriction in the Land Deed that prevent the number of buildings. It could be more of a zoning issue than a land condition issue.

No, the only supply of water is from the 200mm Class 6 pipe coming directly from the kloof.
Records over the past 90yrs show that this kloof has never run dry regardless of period of drought.

Are there any addidtional farm buildings that could be renovated?2024-05-30T14:50:00+02:00

No. The only structure on the farm is the house.

Are the arable fields under irrigation?2024-05-30T14:23:28+02:00

No. The fields were last used for lucerne under flood irrigation.
Fields east of the road can be irrigated from the dam however there is only an outlet valve that is functional.

The field west of the road would require further infrasture for irrigation, either a pump from the dam or water storage from the main supply pipe
