We recently posed this question to our conveyancer (Watson Attorneys). Their answer below:

With regard to how many buildings may be on the land it is very difficult to answer without context as to what you would like to do on the land. Agricultural land operates by different rules to urban general residential which has a set number of dwellings. You need to take into account inter alia:

    1. Environmental Impact;
    2. What are the buildings used for;
    3. Are you looking to subdivide later as you will need to get the Ministers consent;

I have attached a 2019 document regarding the Western Cape Use Planning Guide dated 2019 for rural areas that will be of use to the purchase to understand. If you need further more specialised assistance you will need to speak to either a Land Use Planner or a Land Surveyor.

I have checked the Title Deed and there are no restriction in the Land Deed that prevent the number of buildings. It could be more of a zoning issue than a land condition issue.
